Outstanding Charge Analysis
Before your client completes, you need to know whether the seller can deliver clean title. Every outstanding charge is displayed with its creation date, charge holder, and full description as filed at Companies House. Fixed charges, floating charges, debentures, and legal mortgages are clearly identified so your team can assess which charges need to be released pre-completion and whether the seller's existing lenders will consent.
Lender Identification
Charge holder names are cross-referenced against our database of over 1,400 classified UK lenders. This means you don't just see the raw charge data — you see whether the charge holder is a high street bank, a specialist bridging lender, a development finance provider, or a private credit fund. Context that matters when advising your client on the counterparty's existing lender relationships and the nature of their existing facilities.
Historical Charge Patterns
The satisfaction timeline tells a story. How quickly were previous charges satisfied? Is there a pattern of charge churn — frequent borrowing and repaying with different lenders? Or has the entity maintained stable, long-term lending relationships? These patterns give your team additional context on the counterparty's financial behaviour beyond what a single credit score can reveal.
Priority & Ranking
Understanding charge priority is critical when advising a buyer on what security position they will inherit — or advising a seller on what needs to be discharged before completion. The platform displays charges in chronological order with creation and delivery dates, allowing your team to assess the likely priority position. When combined with the charge descriptions — fixed vs floating, specific asset vs all assets — you have the information needed to advise on whether existing security can be cleanly released.
