Weighted Scoring Methodology

Each score is calculated from a weighted combination of data extracted from the uploaded particulars and external intelligence. Tenant Quality reflects CreditSafe scores and digital footprint signals across the tenant roll. Vendor Position is derived from the charge register search — charge burden, credit standing, and filing compliance of the identified SPV. Property Metrics draws on CoStar, LoopNet, and Rightmove comparables to assess market rent alignment, vacancy context, and asset condition relative to the submarket.

Signal Card Framework

Every data point feeding into a score is presented as a signal card with a severity classification. Green signals indicate healthy positions — strong CreditSafe scores, favourable CoStar comparables, clean filings. Amber signals flag areas requiring attention — outstanding charges, moderate tenant credit risk, above-market vacancy. Red signals demand immediate review — critical CreditSafe deterioration, vendor insolvency filings, or significant gaps between asking rent and Rightmove/LoopNet market evidence. This three-tier framework lets you drill from a headline score into the specific data driving it.

Report Export

Every assessment can be exported as a structured PDF report designed for investment committee consumption. The report includes the headline scores, all signal cards with their severity classifications, the underlying data sources referenced, and a summary narrative.
